Deposits Required & Cancellation Policy
Because of our small size and being a destination location, cancellations affect us greatly. We ask that you please, be sure of your travel plans before booking.
A deposit of 50% confirms your reservation of two nights or more*** One night reservations require prepayment in full. Refunds (minus a $10 cancellation fee/10% Groups) will be made if cancellations are received 14 days in advance of arrival date and 30 days prior to arrival date on holidays (including long weekends) or for groups; otherwise, your deposit is forfeited.

Guests should note the arrival and departure dates on their confirmation carefully, if a guest arrives after the date specified, does not arrive or departs before the final day of the reservation, they are responsible for the total cost of the dates reserved.
Please understand, a deposit assures you that your accommodation will be available as confirmed, and insures us the accomodation is sold as confirmed. Therefore, when situations arise necessitating your cancellation, within the quoted summer policy or the 14 or 30 day limit, we do sympathize, but we must maintain our business policy.
Please note, bad weather, snowstorms or hurricanes; or significant threat of bad weather due not negate our cancellation policies. Storms / hurricanes are by their nature are unpredictable and an act of nature. If you are concerned, please take out Travel Insurance for this type of unforeseen event.
